What makes commercial work different

The date. A hotel reopens on a fixed day, a restaurant loses money for every week it is shut, and an office has people who still have to sit somewhere. On a house the programme is a preference. On commercial property it is usually the constraint that everything else gets arranged around.

The season follows from that. Work on a seasonal property has to fall in the window between one season and the next, which means the companies that hit dates reliably are booked early and the work is compressed into the months when neither the weather nor the supply chain is helping.

The third difference is who signs. A commercial scope is normally agreed between more people than a domestic one, so a decision a homeowner makes in an afternoon can take a fortnight. That belongs in the programme from the beginning rather than being discovered halfway through it.

When should a seasonal refurbishment be booked?

Earlier than feels necessary. The window between seasons is short, every operator wants the same weeks in it, and the companies that hold dates reliably are committed long before the season ends.
