Renovating something already renovated

A house on its third refit contains three generations of decisions, and almost none of them were written down. Pipework rerouted around a kitchen that has since moved. Circuits added for a use nobody remembers. A wall taken out and supported in a way that worked, with no record of how. Every one of those is fine until somebody opens the ceiling above it.

That is why a survey here is worth more than on an untouched property. On a house nobody has altered, an experienced company can predict most of what it will find. On one altered repeatedly, prediction is guesswork, and the honest response is investigation before the scope is fixed rather than variations afterwards.

The other thing previous work leaves is inconsistency. Different eras of insulation, of glazing and of cooling in different parts of one house, so comfort varies room to room for reasons that are invisible. Owners usually describe that as the house being cold at one end, and it is normally the seam between two refits.

Why is a previously renovated house harder to price?

Because what is behind the finishes was decided by somebody who is no longer available to ask. An untouched house of a known age is predictable; one altered three times is not, and the difference shows up as variations unless it is investigated first.

Is it worth opening up before agreeing a price?

On a house like this, almost always. A small number of openings in the right places costs very little and converts a large part of the unknown into scope, which is the only thing that makes competing quotes comparable.

Why is one end of the house always colder?

Usually because the envelope was improved in stages and the stages stopped somewhere. Different glazing, different insulation or a cooling system extended rather than redesigned all produce exactly that, and it is worth finding the seam before adding more equipment.
