Predictability is worth more than the lowest number

On a home the budget can move a little. On a project the budget is the thing the project is, so the useful question stops being what the work costs and becomes how confident anybody can be in what the work costs. A quote with three unpriced assumptions in it is a worse quote than a higher one with none.

That points at how the job is investigated rather than at how it is priced. Opening up a sample of the property before the scope is fixed, establishing what is structural rather than assuming, and pricing the services as replaced rather than as retained are all ways of buying certainty early with money that would otherwise be spent late and unplanned.

The other difference is the finish. A property being sold or let is specified for durability and for a broad taste rather than for a particular one, and the companies used to that work will say so plainly if you ask them. A finish chosen for its owner and a finish chosen for a market are different specifications at similar cost, and choosing the wrong one is expensive in a way no quote shows.

Can the same company take on several properties?

Many can, and there is a real advantage in it once a specification exists: the second property is quicker to price and quicker to build than the first. Ask about capacity honestly, because a company running three of your projects at once is a different proposition from one running its first.

How is the programme actually held?

By what is agreed before work starts. Named stages, a reporting interval, and a written position on what happens when a date moves. None of that is unusual to ask for and all of it is hard to introduce halfway through.

Is it worth opening up the property before pricing?

On older property, almost always. The cost of a sample opening is small and the cost of discovering the same thing after the scope is fixed is not. It also gives every company the same information, which is what makes the quotes comparable.

What finish level should a rental property have?

Durable rather than delicate, and neutral rather than particular. The specific answer depends on what the property is for and is worth putting to the companies quoting it, since they have seen what survives a season and what does not.
