Owning it changes the question

A buyer is pricing a decision that is still open. An owner is pricing a sequence. The work will happen at some point either way, so the useful questions become which parts cannot wait, which parts are cheaper done together, and which parts you would rather live with for another two summers.

Some of that sequencing is not optional. Anything behind a wall has to happen before the wall is finished, and anything under a floor before the floor goes down. Replacing bathroom tiling in one year and the plumbing behind it in the next means paying for the tiling twice, which is the most common way a phased villa project costs more than a single one.

The rest is genuinely yours to choose. A villa can be taken on as one whole renovation or as a run of smaller projects across several winters, and both are normal on the island. What matters is that the order is decided against the building rather than against whichever room is annoying you most this year.

    Everything that bothers you and everything you know is coming. The list is longer than people expect and that is the point of writing it.

    Failing services, water coming in and anything structural set their own dates. Kitchens and finishes do not. Only one of those two groups is a choice.

    Group what shares a disruption

    Work that opens the same walls, floors or ceilings belongs in one visit. Splitting it is where phased projects quietly lose money.

    Decide what you can live around

    A villa can often be renovated in parts while you keep using it. What that costs is time and inconvenience rather than money, and it is a fair trade for some owners and not others.

    Give every company the same list and the same phasing. Two quotes for a different order are not two quotes for the same job.

Is it cheaper to do everything at once?

Per unit of work, usually yes. One set-up, one programme, one disruption. Whether it is the right answer depends on whether you can be out of the house and whether the whole budget is available now, and neither of those is a building question.

Can we stay in the villa during the work?

On a phased project often, if the work can be kept to a part of the house at a time. On a full renovation with the services replaced, generally not. Ask each company how it would phase the job before you decide, because the answer varies more than the price does.

How far ahead should this be booked?

Further than most owners think, particularly for work you want finished before a summer. The companies that keep to dates are committed early.

We only want one room done. Is that too small?

No, though it is worth asking what else is behind that room while it is open. A single bathroom is a normal job. A single bathroom that turns out to be sitting on the plumbing for three others is a different one, and better found now.
