Most of what is here is renovation, and that is deliberate. New build appears because the question tends to arrive at the end of a renovation conversation rather than at the start of one: somebody prices the work on an old property and discovers that replacing it is a real alternative.

The comparison is rarely just the two prices. What may be built on a plot now is not always what is already standing on it, so demolishing can cost floor area, height or a position close to a boundary that the existing building has and a replacement would not. That question belongs to a technical team, and it is worth answering before the two prices are set beside each other at all.

Is it cheaper to rebuild than to renovate?

Sometimes, and the honest answer is that it depends on the property and on the plot rather than on any rule. A rebuild removes the unknowns that make old buildings expensive to renovate, and it can also remove floor area or a position that could not be rebuilt. Price both, and settle the plot question first.

Do I need the plot before anything else?

Yes, and preferably one whose situation is already understood. A plot with an unclear answer is a project with an unclear budget, whatever the land itself costs.

Can one company handle the whole thing?

Many take the build on from drawings through to handover, and some carry the technical side as well. Ask where their responsibility starts and stops, because that boundary is where new build projects get expensive.

How long does a new build take?

Longer than the building work alone suggests. The design and the paperwork run before anybody is on site and they are not quick, and they are also the phase where the programme is most often lost.
