A house of this type is tall and narrow, so it works vertically. The stair is not circulation added to a plan; it is the spine the plan hangs from, and it usually sits where it does because the structure and the light both needed it there. Moving it is possible and it is the largest single decision available in one of these houses.

The courtyard does the other half. It brings light and air into the middle of a deep plan, it gives the ground floor somewhere to open onto, and in the older houses it was the working heart of the building rather than a decorative one. Rooms facing it behave completely differently from rooms facing the street.

Which means the useful early question is not what the finishes should be. It is whether the stair stays, whether the courtyard is being opened up or built into, and what those two answers do to the floors above. Get that settled and the rest of the project follows easily; leave it open and everything else has to be priced twice.

Can the staircase be moved?

Usually it can, and it is the biggest structural decision in the house because every floor it passes through has to be opened and re-supported. It is also the change that transforms the plan most, so it is worth pricing properly rather than dismissing early.

Should the courtyard be glazed over?

It depends what you want from it. Roofing a courtyard gains an interior room and loses the outdoor space and much of the ventilation that made the plan work. Both are valid and it is worth seeing the consequence drawn before deciding.

Is the top floor worth converting?

Frequently, and it is often the least altered part of the house. What decides it is the roof structure and the head height, both of which are easy to establish early and expensive to discover late.
