Where refurbishment differs from renovation

A renovation keeps things. A complete refurbishment assumes almost nothing survives except the structure and, often, the facade. The electrical installation, the plumbing, the floors, the internal walls and the openings are all treated as replaceable, and the layout is redrawn rather than adjusted.

That makes it a cleaner job to price, because there is less guessing about what is behind a wall, and a slower one to start, because more of it needs deciding before anyone can quote it properly.

It is the usual answer for a property that has not been touched in decades, for one bought specifically to be reworked, and for anything where the existing layout no longer matches how the property is going to be used.

Is a refurbishment more expensive than a renovation?

Usually, because less is kept. The gap narrows once a renovation turns out to need the services replaced anyway, which on older property it often does. Asking for both scopes to be priced is a reasonable request.

Is it cheaper to knock down and rebuild?

Sometimes, and it is worth asking. The answer depends on what may be built on the plot now, which is not always what is standing on it. That question belongs to the technical team before the building team.
