Comparable quotes are the whole job
Managing a property that somebody else owns means the decision is not yours, and a decision made by somebody who cannot see the building has to be made from documents. Two or three quotes against one written description is what turns your recommendation into something an owner can agree to in an email rather than something they have to trust.
It also protects you. A single price, from a company nobody else priced against, puts you in the position of vouching for a number you have no way to test. Several prices for the same scope move that question off your desk and onto the evidence, which is where it belongs.
The second thing is timing. Managed property tends to have windows rather than dates: between lets, out of season, before an owner arrives. Companies used to that work will schedule around it, and companies that are not will treat your window as a preference. Say which it is at the point of asking.

One description, sent to several companies. Anything you explain differently to each of them produces quotes you cannot line up afterwards.

Between lets, before an arrival, out of season. A company that knows the constraint can tell you honestly whether it can meet it.

Can quotes be addressed to the owner rather than to me?
That is between you, the owner and the company. Say at the outset who is deciding and who is paying, because those two are not always the same person and companies price differently when it is unclear.
What about work that cannot wait?
A genuine emergency is a call to somebody you already use, not a comparison exercise. What this is good for is everything after that: the permanent repair, priced properly once the water has stopped.
Is it worth getting several quotes on small jobs?
Not always, and the honest answer is that below a certain size the arranging costs more than the difference. It is worth it when the job is large, when it is unfamiliar, or when you need an owner to approve it.
Do the companies know they are dealing with a manager?
They will if you say so, and it is worth saying. Access, keys, decision-making and invoicing all work differently on a managed property, and a company that knows in advance will not assume the owner is available.
