The first question is what may be built, not what you want

Every plot carries a limit on how much of it may be built on and how high, and on Mallorca a property is often already close to it. The limit belongs to the plot rather than to the house, so two neighbouring properties can have very different answers and neither is obvious from the street.

That is why an extension normally starts with a technical team rather than with a builder. Somebody establishes what the plot allows and draws what is possible, and only then is there something a building company can price rather than estimate. Skipping the step produces quotes for a building that may never be built.

The second question is what the existing house can carry. An extension that ties into the old structure, opens a wall into it or sits on top of it is structural work as well as building work, and the two are priced together or not properly at all.

    What is possible gets drawn, roughly costed and agreed. Changes here are cheap; changes after here are not.

    Permissions

    What the work needs depends on what it touches and where the property is. The company quoting it says what it needs before it can price the build.

    Groundwork and structure

    Foundations, the tie into the existing building, and whatever the existing structure needs in order to carry the new one.

    Envelope

    Walls, roof, windows and doors, until the new space is weathertight and the old house is closed up again.

    Electrical, plumbing, heating and cooling extended into the new area, then the finishes.

Do I need drawings before I can get a price?

For anything beyond the simplest addition, yes. A building company can price a drawing. It cannot price an idea, and a figure given without one is a guess that will move.

Can any house be extended?

No, and the question is about the plot rather than about the house. It is worth establishing at the very beginning, because it costs very little to ask and a great deal to assume.

Is it cheaper to extend or to reorganise what is there?

Reorganising is often cheaper, because an extension carries foundations, a roof and an envelope that a layout change does not. Whether it gets you the same result is a separate question, and both are worth pricing.

Can we live in the house during an extension?

More often than during a full renovation, because much of the work happens outside the existing walls. The exception is the period when the two are joined together, which is noisy, dusty and thankfully short.
