Renovation in Bunyola
Close enough to the city to live in all year, and high enough that winter here is a real season. Houses used every month want different things from houses opened in June, and advice written for a house that is opened in June quietly assumes the second.
A house used every month is a different brief
A seasonal property is judged on how it performs in August, so the work goes into shade, cooling and outdoor space. A house lived in through the winter is judged on the other nine months, and that shifts the money to insulation, glazing, heating and the elimination of the cold corners that nobody minds in July.
Running cost becomes a real number rather than a footnote. Heating a stone house on a hillside through a wet January is expensive if the envelope leaks heat, and it is expensive every year, so improvements that pay back slowly actually pay back here. On a house occupied six weeks a year the same arithmetic never works.
It also changes when the work can happen. Owners who live here cannot simply leave for four months, so phasing, keeping part of the house habitable and working around a family are practical requirements rather than preferences. Ask companies how they would sequence the job with somebody still in the building.
What matters more in a house lived in all year
- Insulation, which is the largest single change to winter comfort
- Glazing and frames, for heat kept in as much as heat kept out
- Heating that suits a stone building and its response time
- Draughts at doors, shutters and older window frames
- Cold corners and rooms that never quite warm up
- Hot water for a household rather than for occasional use
- Damp and condensation in a house that is heated and then not
- Running costs, which recur and therefore justify slower payback
- Phasing, so the family can stay while the work happens
- The road up, and what it adds to every delivery

Is insulation worth it on Mallorca?
In a house occupied through the winter, on a hillside, yes, and it is usually the change owners notice most. In a property used for six weeks in summer the argument is much weaker, which is why general advice about the island is unreliable here.
Can we stay in the house during the work?
Often, in phases, and it needs planning rather than goodwill. Ask each company how it would sequence the job around an occupied house, because the answers vary a great deal and the price follows them.
What is the cheapest thing to fix first?
Usually draughts and the worst of the glazing, since both are relatively cheap and both act on every cold day. Insulation is the larger gain and the larger job, and it is worth pricing alongside rather than instead.
