Unsurfaced private track running across the Mallorcan plain toward a finca, rutted and dusty

Renovation in Petra and Es Pla

Out on the plain the property is often at the end of a track, and the track is a real part of the project. What it is made of, how wide it is and how it drains decide what can be delivered to the door and what has to be moved the last stretch by other means.

The last kilometre decides the deliveries

A loaded lorry needs width, turning space and a surface that will hold it. A concrete mixer needs all three and a slope it can manage. Plenty of tracks out here are perfectly good for a car and completely unsuitable for either, and the difference is discovered on the first delivery day rather than in the quote unless somebody asks.

Where it does not work, everything gets more expensive in the same way: material is transferred to something smaller at the road, which means double handling, more journeys and more time. It is entirely manageable and it is not cheap, and it applies to every load rather than to one of them.

The other half is what heavy use does to the track. A surface that has been fine for years can be broken up by a season of construction traffic, and putting it back afterwards is a cost people forget to ask about. It is worth agreeing at the start who is responsible for the state of it at the end.

What the track decides

  • Whether a loaded lorry can reach the property at all
  • Whether ready-mixed concrete can be delivered or has to be mixed on site
  • Turning space at the end, which is as important as the width
  • The surface, and whether it holds up under repeated heavy loads
  • Drainage, since a rutted track after rain stops being usable
  • Double handling where material transfers to something smaller
  • Somewhere on the property to store a batched delivery
  • The state the track is left in, and who puts it right
  • Access for a crane or a machine, if either is needed
  • How far a trade has to walk with tools from where it can park

How your request reaches a company

Mallorca Renovation is a comparison service. A request for a renovation at the end of a track goes to the renovation and building companies on our list; they quote the work and carry it out, and any agreement is between you and the company you pick.

  1. 01

    Describe the job

Tell us the property, roughly what you want and where it is. Photographs and a rough plan help, though neither is required.

  2. 02

    We match it

The request goes to companies that work in your area and take on this kind of job at this size.

  3. 03

    They quote you

Each company contacts you directly with its own price, timing and approach. We do not set any of it.

  4. 04

    You compare and choose

Put the quotes side by side and take the one you want, or none of them. Using the site costs you nothing.

Should I improve the track before the work starts?

Sometimes it pays for itself, particularly on a long project with many deliveries. It is worth pricing as an option rather than assuming either way, because the alternative is paying for double handling on every load.

What if concrete cannot be delivered?

It gets mixed on site or barrowed from where the lorry can stop, both of which are slower and dearer. A company that has worked out here will say which it expects, and that answer is worth having before comparing prices.

Who repairs the track afterwards?

Whoever you agree, and it is much easier agreed at the start. Construction traffic is hard on an unmade surface, and the state it is left in is a fair thing to raise before work begins rather than after.
