The farmhouses on this flat open land are long, low and wide, and that shape decides the budget more than the finish does. A single storey spread across a large footprint has a great deal of roof, a great deal of external wall, and very little of the property stacked on top of anything else.

Wide and low costs differently from tall and narrow

A two-storey town house puts one roof over two floors of living space. A traditional farmhouse here puts a roof over all of it, so for the same internal area there is far more roof to relay, far more external wall to insulate and render, and far more perimeter where the building meets the ground and the damp.

The spans are the other half of it. Rooms in these houses are wide, ceilings are carried on long timber beams, and where those beams are tired the options are limited and none of them is quick. It is the first thing worth having assessed, because a decision about the roof structure changes everything below it and cannot sensibly be taken later.

What it buys is straightforwardness elsewhere. There are few stairs, the plan is usually simple and additive, and extending or reorganising a single-storey building is a much smaller structural problem than doing the same thing to a stacked one. Layout changes here tend to be cheap; the envelope is where the money goes.

Why is the roof such a large part of the quote?

Because on a single-storey building the roof covers the entire floor area rather than half of it. The same house arranged over two floors would have roughly half as much roof and half as much of the cost that goes with it.

Is it cheaper to extend or to convert an outbuilding?

Frequently the outbuilding, since it already has walls and often a roof, and it is usually free of the layout somebody lived in. It is worth having both priced, because the answer varies more between properties than people expect.

What if there is no mains water or drainage?

Common here, and manageable, and it belongs in the budget from the start rather than at the end. Supply, storage, pressure and waste treatment are a project of their own alongside the building work.
