Square metres are not what you are heating
A room four metres high has half as much again to heat, cool and light as the same room at three, and considerably more wall to finish. Quotes and cost guides across this island are written per square metre because that is how property is sold, but the work in a house like this follows the volume, and that is one reason a price on a house like this surprises people who have renovated elsewhere.
It shows up everywhere once you look for it. Scaffolding inside to reach a ceiling. Plaster and paint by the area rather than by the room count. Cooling sized for the air rather than for the floor. Curtains, lighting and joinery that all have to work at a scale ordinary products are not made for.
What you get in return is the reason to buy one. Rooms of this proportion cannot be built new at any sensible cost, and the generosity is the whole character of the house. It is worth spending on the parts that make the volume usable rather than on subdividing it away, which is the tempting move and the one that is hardest to undo.

Why is the quote higher than the square metres suggest?
Because most of the work follows the volume and the surface area rather than the floor. A tall room has more wall, more ceiling to reach and more air to condition, none of which appears in a price per square metre.
Should high rooms be divided horizontally?
It gains floor area and it usually loses what makes the house worth having. Occasionally a mezzanine in one room works well; doing it throughout tends to produce a bigger house that nobody likes as much.
How do you heat a room like this?
By treating the volume honestly and by insulating what you can, rather than by adding more output to a leaky envelope. Any company used to these houses will start with the envelope, and one that starts with the boiler is worth questioning.
