Shared walls that do not line up

In a level terrace the party wall is straightforward: your floors and your neighbour floors meet the same wall at the same heights, and everybody knows where everybody is. On a slope they do not. Their joists bear into your shared wall at a level that has nothing to do with yours, and a wall carrying two buildings at two different heights is a more complicated thing than it looks.

It matters as soon as anything is cut into that wall. Chasing for services, forming a recess, taking out a chimney breast or opening up toward the party wall all happen without a clear picture of what is bearing where on the other side. It is the main reason work here starts with somebody establishing the section rather than the plan.

It also affects noise and damp in ways owners find puzzling. Sound arriving from a neighbour at an unexpected height, or damp appearing on a shared wall well above ground level, both usually have an explanation in the step rather than in the wall itself.

Do I need to tell the neighbours?

For anything touching the wall you share, it is worth doing early even where nothing obliges you to. A neighbour who first hears about the work through the wall is a much slower conversation than one who was told, and on a stepped terrace the wall is genuinely shared.

Why is there damp high up on a party wall?

Frequently because the ground on the neighbouring side, or behind, is higher than yours, so a section of that wall is retaining rather than simply dividing. It is a different repair from rising damp and worth identifying before replastering.

Can I open up toward the shared wall?

It depends what is bearing into it and at what height, and on a stepped house that is not visible from your side. It is established rather than assumed, and it is the first thing a company that knows these houses will want to look at.
