How to Budget for a Mallorca Renovation

Most advice on this subject tries to tell you what a renovation costs. That is the wrong shape of answer, because the range on any honest figure is wider than the differences you can actually control. What you can control is how the money is organised, and a well-organised budget survives a difficult building while a single large number does not.

Owners who budget only for the third line are the ones who run out. The first two are unavoidable and are frequently left out of the sums entirely, and the fourth is what turns a discovery into an inconvenience rather than a stoppage.

The reserve, and what it is for

Decide the size of it with your eyes open. A property that has been investigated properly needs less of one than a property nobody has looked behind, which is the strongest financial argument for the investigation. Then decide, in advance and preferably in writing to yourself, what it is allowed to pay for.

The rule that works: the reserve pays for things the building imposes on you, not for things you decide you would like. A decayed beam is the reserve. A better kitchen worktop is not. Budgets rarely fail because of one large discovery; they fail because the reserve was quietly spent on upgrades and then a discovery arrived.

Decide the expensive things before you price, not after

  • Whether the electrical and plumbing installations are being replaced.
  • Whether the layout is changing, and whether that reaches the structure.
  • Whether the envelope is being improved, which is invisible and transformative.
  • Whether an extension is part of it, which depends on what the plot allows.
  • What level of finish the property is being taken to, and who for.

Those five settle most of the total. Everything after them is choosing between options that differ by far less than people expect, which is why the enjoyable decisions feel more consequential than they are.

The four ways budgets actually fail

The scope was fixed after the strip out

Changes made once work has started undo work that has already been paid for, and they move the date as well as the number. This is the most expensive failure and it is entirely preventable.

Quotes were compared that were not comparable

The cheapest quote is frequently the one that excluded the most, and the difference reappears as variations. Comparing what each includes before comparing totals removes this failure completely.

The invisible work was not budgeted

Services, structure, waterproofing and insulation are unglamorous, expensive and easy to defer, and deferring them means paying for the finishes over them twice. On rural property the equivalent is water, power, waste and access.

Decisions arrived late

A trade waiting costs the same as a trade working, and on a long project that accumulates quietly. It is the cheapest failure to fix and it requires nothing but deciding earlier.

A sensible order

How large should the reserve be?

Larger on a property nobody has opened up, smaller on one that has been investigated properly. That relationship is the useful part: the reserve is the price of not having looked, and you can choose to pay it either way.

Should I tell the company my budget?

Generally yes, if it is realistic. A company that knows the figure can tell you what it buys and propose a sensible scope; one that does not will price what you described, which may not be affordable at all.

What if the quotes all come in above the budget?

Reduce the scope rather than the specification, and reduce it deliberately. Phasing the work is usually better value than doing all of it to a lower standard, because the second route often gets redone.

Is it worth spending on things nobody sees?

It is the money with the longest life. Surfaces can be improved in ten years for a reasonable sum; what is buried in the walls realistically cannot, and doing it later means removing the finishes above it.
